Property Mangement

Manchester Properties provides the following services for Landlords, Property owners, and Condominium Corporations:

  • Rent Collection with a deposit to Trust account set up on behalf of Landlord
  • Payment of all invoices from Trust Account
  • Administration of Leases
  • Review of annual Property Tax Assessments and coordination of appeal by an agent when advisable
  • Annual capital and operating budgets
  • Reconciliation of Operating Costs
  • Communication with tenants as required
  • Financial reporting and financial statements for the property monthly and annually
  • Preparation and filing of GST Returns for the properties if independent of other GST collections/payments by the Landlord, otherwise, we can provide a GST statement for handling by Landlord if filing directly
  • Insurance policy negotiations for Landlord as required pursuant to the lease
  • Enforcement process regarding tenant’s responsibility to carry insurance and other tenant responsibilities as required pursuant to the lease
  • Supervise property maintenance, preventive maintenance, and repairs including obtaining proposals and the selection of service providers and contractors.
  • Liaison between Landlord, residential property manager, and tenants
  • Negotiation of new Leases and Lease Renewals
  • Respond to any emergency calls on a 24-hour basis – 365 days per year.
  • Conduct regular property inspection visits
  • Report to Landlord concerning all property matters as needed and seek instructions or approvals as required

Specific to Condominium Corporations

  • Collect Condo Fees
  • Plan and hold Annual General Meetings
  • Send out notices to all Condo Unit Owners
