Tenant Representation

By entering into a mandate agreement Manchester Properties will provide a tenant with the following:

  • The identification of your business’s needs
  • Survey of all available space that suits your business’s needs
  • Evaluation of alternatives including renewal of existing lease versus relocation to new premises, advantages and disadvantages of existing premises, cost to relocate including business disruption
  • Identifying and evaluating lease rates, operating costs, the tenant improvements required, cost of tenant improvements required, tenant improvement allowances, restrooms, common areas, location, amenities, property management, building, and common area maintenance and parking, indicating the advantages and disadvantages of each

Through this process, we will identify the most advantageous specific alternatives and upon the tenants’ direction arrange tours as required to suit the tenants’ schedule.

When the tenant has decided on a space we will upon direction prepare an offer to lease or lease renewal proposal and undertake negotiation of lease terms, rental rates, inducements, improvements, allowances, and parking.

Manchester Properties will see all tenant representation through to the end of the process including assisting in the negotiation of lease documentation in consultation with a Lawyer retained by the company.

If so desired, Manchester Properties Inc will also take on renovation/tenant improvement project management for a supervision fee of 10%. This project management would include dealing with contractors, attending site visits during the project completion and consulting with the main tenant contact on a regular basis.
